My name is Kevin Felmlee, and my journey into real estate began in Central Pennsylvania, where I grew up with a strong work ethic and a passion for building long-term wealth. I started investing in real estate in 2002, slowly and steadily growing a sizable portfolio of rental properties.
By 2018, after years of hands-on experience in acquiring, managing, and rehabbing properties, I made a pivotal shift — choosing to focus less on actively acquiring real estate and more on passive income strategies. That’s when I transitioned into private money lending, supporting other real estate investors and leveraging my deep knowledge of property analysis and due diligence.
Over the years, I’ve developed a reputation as a trusted resource and educator in the space of self-directed IRAs and tax-advantaged investing. I’ve become known for helping others structure tax-free and tax-deferred entities to build lasting wealth, including Solo 401(k)s, Coverdell ESAs, and Health Savings Accounts.
My passion for financial freedom extends beyond my personal goals — I’ve shared my knowledge nationwide, speaking at real estate investor associations and educational events. I firmly believe that with the right mindset and strategies, anyone can build passive income streams and create a life of freedom.
